BOOKING AND PAYMENT - To avoid disappointment it is advisable to telephone to check on availability before sending a deposit. All bookings should be made on the form provided and forwarded together with the appropriate payment. To confirm a booking a deposit of £100 is due. Telephone bookings will be held as provisional bookings for 7 days only and MUST be confirmed by post immediately. Cheques should be payable to Dunbeath Partnership.

Bookings are confirmed only on receipt of the booking deposit. Subject to the acceptance of the booking, the Tenant becomes liable for the full balance of the rental + security deposit of £100 no later than 6 weeks prior to arrival. The signing of the Booking Form will be deemed to be an acceptance of all the Terms and Conditions herein. Should a booking be made within 6 weeks of arrival, full payment must be made at the time of booking. Failure to pay the balance of rent by the due date will be treated as cancellation.

SECURITY DEPOSIT - A refundable security deposit of £100 is payable with the balance of the cottage payment. You are responsible for any loss or damage, extra cleaning and electricity incurred as a result of your stay. The security deposit will be posted back to you, less any deductions, one week after your departure.

CANCELLATIONS - In the event of cancellation which must be given in writing, every effort will be made to re-let the property. Should the property not be re-let, the booking deposit will be forfeited. Should less than 6 weeks notice be given, the Tenant is still liable for the balance of rent due and only if the period is successfully re-let will the Tenant be released from paying the balance of rent due. Sympathetic consideration is always given in cases of illness provided a Doctor's Certificate is sent to us at the time of cancellation.

INSURANCE - Tenants are strongly recommended to take out Holiday insurance to cover loss or damage to personal effects and cancellations expenses. We insure our premises against fire, etc. but under no circumstances can we be held liable for any loss or damage to Tenant's property.

THE TENANCY - This will normally be on a weekly basis from Saturday to Saturday. Tenancies begin at 4.00 pm on the day of arrival and end at 10.00 am on the day of departure. Where a late arrival is planned it is essential that we are notified in advance. No responsibility will be accepted for any arrivals out of normal office hours where prior arrangements have not been confirmed in writing. In no circumstances may the number of people occupying the property exceed the number shown in the details of that property unless agreed in advance and in writing. We reserve the right to refuse entry or revoke the booking if this condition is not observed. The hired property shall be used solely for holiday purposes and the Tenant shall not sublet the hired premises, or any part of the hired premises, or any equipment from the hired premises. The Tenant shall allow the owner or his agent or employees entry to the premises for all reasonable purposes. The contract effected on confirmation of booking relates to a holiday let only and is, therefore, not an assured tenancy in terms of the Housing (Scotland) Act 1998. This confers on the Tenant the right to occupy the property for the period agreed for holiday purposes only.

BEAKAGES AND CLEANING - These will be charged to the Tenant and must be reported to the Office immediately in order that the item(s) may be replaced before the arrival of the new holiday maker, The Tenant shall at all times maintain the premises and contents in a clean and tidy condition (stripped bed linen is appreciated) and accept the accommodation as it is equipped at the commencement of the let. We reserve the right to make an additional charge to the Tenant only after the property has been checked - normally within 7 days.

ELECTRICITY/FUEL - Electricity will be included in the price up to a value of £20.00 per week. Your meter will be read before you arrive and after your departure and electricity over £20.00 will be deducted from your security deposit.

LINEN - Sheets, pillowcases, duvet covers/blankets tea towels and bath-mat are provided.

LOST/FORGOTTEN PROPERTY - Cost of postage will be levied.
